Criteria that I’m hoping for are:- preferably no cost to landlord for subscription - rent collection possible (and preferably at no added cost to tenant - some have a 2.5% fee even for direct deposit)- maintenance requests - document storage (lease, receipts etc) Any feedback welcome!

However, I have heard a few times on the podcast and in books that banks prefer to loan to individuals rather than LLC's in the beginning because the LLC has not yet established cashflow.

Unfortunately these articles are lacking real world examples of how the fees can transition into equity, or simply true examples of GP vs LP deal specifics.The articles speak to the 70/30 or 80/20 split of the cash flow after the 8% preferred but I'm more interested in how equity is split between GP and LP from the onsetMight anyone be able to share a few examples of how you have structured acquisition fees and management fees and equity through non tradition contribution?

I don't know about him but i would prefer to take $11k now and work with some new client on some new deal rather than $0k and start all over "because I deserved double that".

I’d prefer to get a 30yr fixed, but best option so far seems to be 4.87% and closing costs of $4,500 on a $60k refi.
