It seems like the 3/1/1 layout is functionally obsolete, and yet very common in the Baltimore area.A lot of the 1/2 baths are in basements.

I would not add any shutters because there's nowhere to add them where they will look coherent or functional.

I could probably find this info out at the local REIA, however, I usually have to attend my daughters functions during same time as monthly REIA meetings.

You are free to order food or beverages in the meeting since they are held at function rooms of restaurants/bars. 

As people mentioned the major function is not COC but total returns and this means you need to take a stand on where the market is headed as a whole OR where a specific submarket is.

When you buy the property you are not entering into a partnership are you?
