The big markets and their suburbs are likely seeing too high demand for "easier" cash flow options.

Is it really that good given the high premium and lack of ability to change many options?  

I am selling the property with terms to Seller Carry or partner up with a developer or if the franchise brand wants to build to suit with a ground lease then I am all open to any of these options.  

I know this is because I have been focused on the DTC/SF traditional mortgage options or funding with buying an existing structure, but I can't see a clear path to financing a 2-fam new construction that's owner occupied (allowed by right per zoning).

Just depends on what you are looking for and what would fit the best with your financial situation, lending options, and exit strategy.

I will add clauses to the lease so that the tenant must cover costs of repairs and maintanance on GD, and a clause allowing me the option to remove the GD at my discretion.

Another option is a lease with option to purchase.

If there's a part of the job that does not require a license and will not be inspected by the city (such as finishes) I as the project manager have the option whether or not I will give that portion of the job to the GC or farm it out. 

@Evelyn J Good Painting cabinets can be a great option but if you want good results it is not always as easy as some would have you believe.
