There is nothing wrong with waiting for the right deal  the big guys do it and it is a lot safer that trying to “find a deal” just to find a deal  Be patient 

I’m patiently waiting for the market to make a bigger correction but I’m Torn on what to do.

Be patient with yourself and don't try to run before you walk - ie: buy the dumpy life changing fixer upper etc.

We're in a peak market so you have to really be patient or get creative.

We leased it to a (patient) friend while we threw all our startup money into rehabing it.

You will need to do some modifications to the house like adding bars, using lower tubs, wider doors, wheelchair ramps, parking,.......I know some investors who target patients with mental issues (rather than physical), since modifications to the house are less.

With that being said you have to be patient.

So I am patiently waiting for that next flip. 

I would like to be more aggressive with the investments but will be patient for a couple of years to see what happens.

Just sit and be patient and something will come along that works.
