How bad is the water damage?

Hello, I am new to investing. I have 3 townhouses and, unfortunately, live and buy in a very expensive area. I am considering buying a distressed property (for the first time) that is sold AS-IS and had some water damage. I know I need to have a contractor take a look at it but I wanted to see if anybody had some really bad experience with water damage repairs and can share their worst case scenarios with me? Is it worth buying for a newbie?
