This would make it a business to business transaction. 

It will be more of a purchase from my business to myself. 

Because of this difference, the approach the the business plan, financing, and other aspects of ownership are completely different.IMO, every commercial property should cashflow. 

I wouldn't even bother asking for comps or how much they think the repairs are, it doesn't matter what a wholesaler comes up with, a real buyer will know how to assess on their own how much the repairs will be and thus how much they can pay for the house depending on their business plan (either to fix up and rent out, or fix up and flip/sell).

Giving the tenant a lease also allows you to impress upon the tenant that you handle your business not only by giving them the lease but also how you present yourself.
