I am an investor first myself - having been around managing multi-family properties since I hit 16 years and could drive!

I know people speak against it, but I use Zillow to search recently sold comps to help me determine an ARV on these homes and have been for the most part spot on, because I am conservative.I want to move into small multi-family, 2-8 unite.

An advertising broker?

Multi-family license?

Multi or SFH?

Would investing in a multi-family home be a good start? 

Looking to get some advice on how to get into investing in multi family units.

Was looking at condos but now I am primarily looking at single family/multi family properties within 1 block from the beach. 

I recently purchased my first multi family property (2 townhouse duplexes).

I've looked at singles, duplexes, up to Multi-family and even in the "up-and-coming" areas, the numbers do not make sense.
