What systems am I going to put in place to make the investment successful?

@Gregory Schwartz brings about a great point when he stated working for others and learning systems in place could benefit you in the long run.

Hey Ed, I totally agree, I love creating systems and processes so automating a company is extremely entertaining for me!

Mind you, if they are looking to invest, they would need to see how many homes they would be able to place on the lots and get the soil evaluated for septic systems after zoning consultation. 

They are pushing all payment platforms to report income that goes through their payment systems.

I am torn between pointing the rocks with hydraulic cement and dry locking versus having an interior waterproofing system installed.

You have to put a lot of faith into a company and reputations, proof of performance and specific systems or processes for consistently hitting expectations are all requirements in my opinion if a company wants to earn business.  

I guess that I'm impressed they not only built out a model that could get with in 7% of FMV for that many homes, had an effective UX that made ppl want to use it, got a system up and running to take possession and make ready for sale that number of homes across such a geographically diverse area during a global pandemic which changed the way ppl work and lead to crazy home prices.

The Homewood school system is great and the proximity to revitalized downtown Birmingham is fantastic. 

One of their biggest issues was that they were not on town water and sewer and were going to have to dig a well to service the showering and restroom facilities as well as build s septic system to handle the proposed traffic.
