I’ve been looking for properties to analyze in the north Georgia area and I’ve had a hard time finding multi family properties.

I don’t know about New York but most states including North Carolina  have enacted an expedited eviction procedure for 10 tenants violating drug laws so just do your routine property inspection and leave a small amount of drugs in a closet ,  then call the police for search warrant which will remove the tenant to jail  The unconstitutional CDC addiction ban does not apply to evictions for anything other than nonpayment of rent

.), geographic considerations (population in the 3 and 5 mile, population growth, rent, occupancy, and cap rate comps, crime statistics, traffic count), sponsor/general partner track record and expertise, asset class considerations (it is possible to invest in an asset class with a small amount of equity that you may have no experience in), master lease, exit strategy (you do not get to control the exit, the general sponsor will trigger the exit based on their goals and objectives).The other thing to consider is that sponsors will sell equity on a first come first serve basis.

@John Jeffrey - - I work with @Steven Hamilton II who is up on the far north side.You don't need to be super close to your accountant as long as he's a rock star like Steven is.Just remember, you get what you pay for with accountants and attorneys.  

I live in Killeen but I am not in town very often here recently while I am working in North Texas.

Watch out for red flags.rates to good to be true.. rate for this if its not a bank you have deep relationships with will be north of 10% plus points.too quick to approve you just send us 10k for due diligence ..

Self manage from 2300 miles away is a challenge but it's not so bad if you look at what it costs you to hire a PM(on average 12-14% of gross rents) with our numbers it's thousands a month in fees.
