Shemin calls me, at agreed upon times, even when he's traveling between engagements. 

Once I can get the property stabilized and raise rents to market rate my calculations put me at ~$600+ /month in cash flow accounting for vacancy, cap ex, repairs, ect.ALL THAT BEING SAID...

Although investing in rental properties in Seattle is out of scope for me at the moment, it's likely that I'll eventually buy my primary residence here.

I also am a trail runner, mountain biker, I love stand up paddle boarding with my dog, we have a small farm and raise our own meats and I have 2 grandsons that keep me busy! 

I really don't want an 80 to 100 hr a month second job, even if it does compensate me at $100 an hour.

At 20 I am sure your goals differ than me at 38, married,  2 kids and #3 on the way.

That said, it appears to me at least that he is trying to branch our more into the education space given that his social media following continues to rise and the obvious problems associated with the general public trusting him as an operator or seller of rental properties.
