Hi all,I'm getting some prelim rehab estimates for a rental house I'm trying to buy and i had some questions about material grades specific to my area/state.Flooring - i want durable/tenant-resistant but cost effective.

@Rodney MorrisThe 2000 for the AC was just a new 2 ton unit and coil for the furnace, I believe it was a 14 seer, but the actual unit was probably around 1000, and then a few hundred for the other materials the rest went to my contractor, I am fortunate that one of my GC's is a licensed HVAC tech too.

Well, he was more than right, we purchased a house with a decent comp and to my surprise we made the same profit margin that we would have made if we did a full gut rehab and saved months of interest, labor, material and taxes. i guess I learned something new.

It can be stressful on a marriage if you're not on the same page.Tip...I got a flexible part time job as a substitute teacher...So, if I wasn't working on an extensive rehab, I worked at the school...In the beginning, I painted, cut grass and purchased all material to save $$$...If it's your Desire to do RE and you're 100% committed, your husband will probably honor that...GL

Thus far, we're doing great on marketing and finding good deals, but I'd like to test out the wholesaling sales funnel (always want to try every avenue I can).Everyone keeps telling me to sign up for wholesale lists, but, internet searches turn up a ton of shady people simply looking to grab your email and people without deals even remotely close to what I'm looking for (50 miles away, etc.).I strictly invest in Katy.

They said they would love to work with me in the future given I further educate myself Anyway, I'm 7 months pregnant and had a certain number in mind for how much I would make wholesaling by the time he is born, only now, my water has broken at 27 weeks and I'm hospital bed ridden till he's born, for sure earlier than his due date :(I've been playing around with list source and am building up marketing materials, is wholesaling at all possible from a hospital bed?
