Hi Joe, your opinion matches what I thought, but I went to see a couple of apartments and they said she needs to qualify as well which I thought was odd. 

A bidding ceiling has been established for each property where the profitability of that property does not match the goals that The Company has identified.

The UW will most likely want both to match up numbers.Finally you're going to need a really good loan officer or broker in the future because UW have a job and that's to follow DU and if they have OVERLAYS those too. 

Take advantage of their free content management system and use an exact match domain for the name of your blog.I would register the domain with godaddy so that you own it.  

In the few states I know of, anyone matching tenants and property MUST be a licensed agent/broker (or the employee of one).

If most would match, then you have a good fit.I would also interview another agent even if you are 95% sure you will use her as your agent.For the "just looking stage" generally a seller's agent will show a house.Another option might be to ask if she has other investors who she is showing houses. 

Kind of have to look at the bigger picture.At some point you could sell and 1031 into a larger property but you will have a hard time matching those returns due to the rent growth and property price increase since you purchased.

For this reason I think that when the boomers start to abandon their suburbs for the cities you'll see an increase in supply without a match in demand.
