If most would match, then you have a good fit.I would also interview another agent even if you are 95% sure you will use her as your agent.For the "just looking stage" generally a seller's agent will show a house.Another option might be to ask if she has other investors who she is showing houses.

Kind of have to look at the bigger picture.At some point you could sell and 1031 into a larger property but you will have a hard time matching those returns due to the rent growth and property price increase since you purchased.

For this reason I think that when the boomers start to abandon their suburbs for the cities you'll see an increase in supply without a match in demand.
