Russell, what do you think about the current COVID-19, the lockdown in MA and the possibility of universities not holding in person classes for the Fall (such as BU)? 

In order to make a business out of being an investor, I felt I needed to give myself the opportunity to do at least 1 deal a month; Massachusetts is extremely competitive, so in order to meet my target I have to look outside of my home markets for deals.

I'm a new member here (MA, RI, CT investor) and LOVE this biggerpockets thing!   

Unfortunately we see this a lot with ma and pop Multi's, but those pain points are where the opportunity is, good luck!

Here's a different scenario I don't believe has been touched on that happened to my parent and could very well happen in a MA's.

My husband, daughter and I moved to Northampton MA  a year ago.

If MA allows you to chose to sue under the note you could make demand for the 90K upon him personally and see if he has any other assets worth pursing.

I'm not saying you can't find properties on the MLS but, as you said, it's very difficult in our market (MA) and yours.
