Before I purchase an insurance policy I wanted to seek some guidance on the best way to proceed.I received 1 quote so far for a HO3 policy that has 600k+ of dwelling coverage, 70k of additional structure, 450k personal property, 200k loss of use, 500k liability, and a few extras like equipment breakdown, water backup, service line.

Since I live here and am within 15-20 minutes to all my properties I chose to self-manage.

That's a pain but can be done, though you'll have complaints in Spring and Fall about it being too cold or too hot.

Lovely couple and her sister living in House . great tenants . sister says she might move back to Florida one day and refuses to sign the lease renwal along with the others. 

@Matthew RolfI’m not doing a crash pad I’m house hacking a 5 bedroom house which I will live in here in a few weeks and rent the bedrooms on 1 year leases to pilots and flight attendants I’m personally friends with.

I am currently house hacking and have a few tenants/roommates living with me.

They have a whole department that investigated "occupancy fraud", which is a felony.The rules state that you must live there for at least 1 year.  

A little background info about myself, I currently work outside the U.S. for 9-10 months out of the year and live in California.  

I was thinking of living in one of the units for at least 3 year probably more.
