When talking to a seller, what are good sub-to questions to determine if it’s a really good deal or not.

Thinking about offering slightly over the list price and saying that I wouldn't ask for any repairs.

Some of the guru's talk and talk about no money down, yadda yadda, but that's just not the norm from what I've seen.

Hopefully some day they’ll force listings to include cleaning charges in the rates.
