New to real estate investing so any help/recommendations means more than you know :) Does anyone know what would be the easiest or most efficient way to go about getting a new quadplex built in the Greater Atlanta/surrounding area?

I do think MIT & Harvard visiting scholars can afford significantly higher rents than visiting nurses.

We deal in low income properties, so our criteria is that rent cannot be more than 50% of income, but if the income source is non-taxable we increase it to 59%. 

can I request seller credit for that?

No different than an appraisal.

I found that the tenant has turned the property into a small farm. multiple pens set up with at least one pig, 4 or 5 goats, more chickens and ducks than you can count.

Before I begin the 1031 I'd like to transfer this property into an LLC so that my replacement property will be under an LLC, rather than my name. 

Other cities in San Diego county vary on their STR rules, but the beach area communities are consistently getting less STR friendly.  

I am less worried about what happens in the next 12 months as I am the next 12 years.
