The ideal area would be close to express stops along the MTA subways, LIRR, Jersey Transit, Metro North (i.e. decent commute times into the city).Can anyone suggest geographic areas with potential and reasonable value that would be good a good fit?

I am a new real estate  agent and soon to be investor from South Jersey looking to build my team up. 

Hey everyone,I am actively searching for my first small multifamily property in South Jersey, primarily duplexes.  

I forced myself to start making actual concrete plans (which I'm finding out is way different than the "I'm in the reading and learning phase" plans) by purchasing a direct mail marketing list for the South Jersey market (using Finding and Funding Great Deals, thanks, @Anson Young that book really is amazing). 

Are there any viable solutions for overcoming such problems, or should the more viable and realistic approach be to set my eyes on markets outside of New York City such as New Jersey, Connecticut, and Pennsylvania?

Those would determine the ultimate decision[ I really do not know anything about New Jersey but a lack of your experience could effect your outcome.
