.- make sure everything is well lit and inviting, consider staging for the appointment.- offer water or a snack (doubt it has much help but it doesn't hurt)- ask about their profession, stroke their ego a little by asking questions non stop and helping.

It just pisses people off, and creates an adversarial rather than collaborative atmosphere, more than anything.Frankly, I think the wiser model is just to offer the real price up front.

I think much depends on the market; for example, I'm not a huge fan of regulation, but my local market is virtually unregulated in regards to contractors, which tends to create a very "buyer beware" atmosphere.
