Maybe you could argue we'll stay in this low rate environment for the next 5 years, but in 10 - with all of the money thats been pumped into the system and the government's apparent goal of devaluing the dollar I think interest rates will begin upwards sooner and more briskly than you might imagine (especially considering the multi decade lows they are at now).

and can tell you that any TRUE/LOGICAL/LOVING parent will do whatever it takes to afford their kids a safe living environment. i would work 8 jobs if necessary to be sure my daughter had a nice place to live.also, proper parenting (which you can't control) will ensure that the kids don't wreck the place. there really isn't much damage a kid that is 2 can do structurally. it will all be cosmetic....now the parents on the other hand, thats a different story!

We have found that it is harder in last 6 months to get the home run deals (lenders asking for more, second lien holders not just settling for a few thousand...SPO language limiting flips..lending environment) but that lenders are also just as willing to postpone foreclosures.
