@Garrett Pettityou don't "take out a private money loan" the way you go apply for a mortgage - private money is money from a real live human person in your network.and no one should loan you 100% of something - that's risky for both them and you.and... you wouldn't "decide to refinance" - the whole point of private money is that it's short term.

I will repeat what was already said here by others: how long you held the property does not swing the holding v. resale  (aka investor v. dealer) determination by itself.

Pros are we make several thousand extra dollars per year in pet fees.We caterer to the more than 50% of population that travel with their pets.We don't have any negative experiences with pets, just humans.

It seems that the city is taking some strong steps toward cleaning up the south-side through their partnerships with Habitat for Humanity, Operation In As Much, BNC community development, and CHDO construction.

To me -- a person who likes other humans only so much -- the idea of house hacking with a rent-by-the-room strategy is too much interaction.
