If you have (2) free and clear rentals with no mortgages I would also encourage you to pull cash out of them while values are in favor of cash out.I would avoid a Heloc and just do a cash out refinance the rates are lower and the terms are longer so you get a lower payment.

@Steven Belter I met with another WI investor who has purchased raw land in Belize that he is thinking about building a high end home as a primary home that he would also rent out. 

They will sell their home and parents home and with proceeds provide a down payment, The rest of amount would be a lease-purchase.

I personally think Real Estate Rookie provides a clearer road map for your first investment property in situations that are more attainable today.
