The condo market is definitely heating up here.

Ft. detached structure that has it's own electrical, heating and air, and plumbing that we hope to renovate and rent out as a studio apartment for $500-$600 a month.All in all, our mortgage (With PMI) is around $1,700 a month.

Subpar/non-existent heating/ac.

Central heat/air, wood-burning fireplace w/gas starter, newer paint & carpet. secure entry. patio.

Over the next 3 years the city has plans to start requiring energy efficient upgrades to all rental properties, such as low flush toilets, LED lighting, efficient heat and cooling, etc. in order to maintain your landlord permit.

Do you all require that seller has electricity, water, heat turned on before your initial or final inspection? 

Potential repairs1 General housework and maintenance, very hard to gauge from photos alone but the home appears to be in wonderful condition, there may be heat loss from the fireplace going on, the bathtub upstairs may be lending itself to some leaking and therefore flooring issues / water issues23Thoughts: This is a wonderful home that I wouldn’t mind picking up if it weren’t already sold and off market.

I'm still laughing about your open window comment as I did have a couple tenants running their heat with there windows open this season, crazy! 

Some of these apartments even have heat pump/heating and cooling... so the 4 cold months of New England, I get a good sized electric bill... but evens out the rest of the year with small electric bills.
