Personally, I'd either: - Repair it this fall (when neither heating or cooling companies have a lot of business) - Wait for the next big repair and just replace the whole thing.

I turn it down to 72 a few hours before the guests arrive.In the winter, the heat is set to 58 and I turn it up to 68 a few hours before guest arrive.I do watch the temp in the house to make sure the guests are setting it a 60 in the summer and leaving all the windows open.

Never had an issue but am told (the house is professionally managed) that maintenance on it is intensive between checking chemicals in the water, maintaining the water levels with heavy use (and water temperature by extension since it takes 24 hours to heat up to normal operating temp after refilling), filters, hair, other cleaning etc etc etc

Also need to know overall condition of the buildings and how much $ is required to bring them up to livable standardsBased on comments of “slum” we took over similar project (3 quads) in Vermont and had to spend $100k per building to get them livable as had to install new heating, hw tanks, redo kitchens and baths and windows etc.
