Based on the current rental/home market prices compared to when they moved in & started paying rent, they are going to be in for a drastic change in lifestyle because prices, where we live, have skyrocketed & some young families (even in my neighborhood) are living with other young families & splitting the cost of homes.When my wife died, my daughter was my rock.

I called several PM's and could not find any under 30-35%, so unless you are super familiar with the town rules and regulations, have a rock solid trustworthy housekeeping crew and local handyman to fix things (most HK's won't even change a light bulb for you, or batteries, so you need a handyman or PM type person), I don't see how you can make a profit unless you self manage.

And many banks will only do the construction loans for their builders in a pre sale environment.. mine are true spec we don't even start to market the homes until sheet rock and sometimes until they are finished and staged..

If one of the neighbors threw a rock at the window for example, the tenant should still be responsible correct?
