I also see the opposing forces of a transitory work force that moves to where the jobs are with the ability to work from home...I'm not sure what that means, but I feel like owning SFR's is a good way to hedge those trends.I wouldn't mind a stable renter that ran a 3D printing empire out of the garage of one of my houses (as long as they keep it tidy ;))

I was able to join the MLS but NOT the board of RE.. in ORegon they force you to join the board of REaltors I just never fought it as 1k a year is nothing money so it would be more hassle than its worth.

Obviously, regular service and filter changes are crucial for forced air systems.You can use the timer setup for electric water heaters also, shutting them off for several hours at night when most are sleeping, and again in the daytime when they are working.

The numbers of times is not really the issue it's mostly about what you have to say to get people to response.My recommendation is to force people over to your website, and allow the site to do all the work.

They were quoted $3500 if the sump pump has to be moved.Then our agent with us told us of an elderly lady in the same city who was recently forced to get permits & install a sump pump for a home on slab????

Unless I guess you wrote something into the contract that says you wouldn't sell the place with that tenant in there... don't do that.Those two items aren't related unless you force them to be for some reason.

I agree, which is why I moved from California when I started in REI.Unless you have the resources to hold a negative cash-flow property LONG-TERM (remember, the resale market can flounder as well, and you could find a loss of equity that would force you to hold for 10+ years before you could resell), it's probably not worth the risk.Just my $.02...
