@Melanie Hernandez two questions to ask are: can you effectively and profitably run a STR business giving your guests a wonderful experience and can you provide value to and mitigate risk for your property owner?

This could allow you to more effectively manage renovations or developments, potentially offering services to other investors or personally managing the renovation of acquired properties to increase value.

Insert worst place to get a home value (zillow, realtor, tax value)  says the house is worth X, how much of a discount should I offer off that?

Hello,I am working with a client who has farmland held in an S-Corp (current tax basis is approx. 5% of market value), It seems there is not a way to sell this property without having to pay capital gains, since it is unfortunately held in an S-Corp.There is an option to sell a perpetual conservation easement to the land while still maintaining ownership of the land.
