You can only get so much of it out as a function of the value so if you are encumbered at 96% of the purchase and rehab with the ARV only being $130K you won't be getting huge amounts of available cash.Say you get a place with an ARV of $130K and you get it at 70% less repairs of say $25K, so extensive but not a down to the studs full gut.
