Can anyone recommend an investor friendly realtor for Duval, Clay and St Johns County area?

Don't get me wrong, there are still deals on MLS buy they are becoming harder and harder to get because of the fierce market competition. 

From what I've learned after some reading and from listening to many episodes of the Bigger Pockets podcast, some of the keys to success in my current field - including an eye for location and rehab potential, the creation of "added value" and "competitive advantage" and, more than anything, the ability to build relationships - are important to real estate investing and I'm excited to employ them in this new arena.I'm thrilled to find BP and look forward to getting to know some of you!

I'm in a very competitive market but there's plenty available for someone who's willing to hustle a little.

They are not friends or relatives and often do not receive gifts from their "land-lord" as intended. 

I've told my family and friends about my new career and this has led to one listing in Fredericksburg so I will continue to market by word-of-mouth.What other things can a new agent do to generate listings or leads?
