I just picked up a new $900 stainless LG dishwasher with a dent in the rear panel (that I already popped out) for $300 but my wife wouldn't let me get the NEW display model bright red front load Samsung washer they had out for $325.

To get started, I already read 3 books (one of them is “How To Invest In Real Estate” by biggerpockets, which led me to this community) and I have soooo many questions that are still left unanswered.I’m looking to get into rental properties for a consistent cash flow which would hopefully allow me to forecast a growth and ratios.Nonetheless, I’m in a very expensive area in Brooklyn where houses average around 1 mil.

The spread between the two locations and the forecasted rent rate and appreciation increase will help steer you in the right direction.But you are right there is risk involved, but a quick exchange on a forum is really not enough to comment on the potential danger vs ROI.

Are you able to trade it in and get an older model with no monthly payment, This is something to consider.I have never heard of someones age hurting them in real estate in regards to obtaining a loan.I highly recommend house hacking and you have a great credit score so you could utilize a FHA loan (low down payment) on a duplex or a single family home and rent out the additional rooms.You need to do ample research before embarking on this however.

The billing model incentives are counter to the best interest of the property owner; There is a financial incentive for property managers to churn units rather than address tenant problems.Most of the "professionally managed" properties I look at to buy are not nearly as well maintained as owner operated buildings and the work is shoddy.
