How can I use the home I own now to invest in another property?

I really want to invest in more property but am not financially able to. I want to use the home I own now to invest but also don't want to risk losing my house. I live in the Bay Area where home prices are insane, is this worth the risk?

If you have equity in your house, you maybe can do a cash out refinance, but the decision on whether you want to risk your house buying property is one which only you will be able to answer.
