@Kristopher Hanks; I was absolutely floored when I found out from a friend that the state of his residence required annual LLC filing & fees. 

I have found templates for our lease agreement, pet addendum and a move out cleaning addendum. 

I also have some light construction background, painting, drywall, flooring ect.

Fix everything in disrepair and do all the cosmetic fixes... paint, flooring, and spruce up the kitchen and bath a little.

The townhouse i ma looking at is getting renovated completely by the seller kitchen top counters , floors , paints etc but wondering budget for like ref. , laundry machines etc (which are there already ) in case of breakdown etc.this townhouse is part of community with Hoa so not sure what gets covered .

Often turn over rate is a function of length of occupancy (I believe turn over rate is a function of (quality of tenant, thought into minimizing turn over rate (types of flooring have significant different expected life spans), and length of occupancy)). 

Begin figuring out what a kitchen is costing per Linear foot, flooring is costing per sq foot (installed) and make sheets.Hope it helps and good luck!

However he is saying it’s going to be a tough grind because its a old block house that had tons of concrete on inside walls & during the demolition the extra manpower it took...we wanted an open floor plan.

Support - I will be asking the builder if the floor will be sturdy enough to support everything that comes with a bedroom 3.
