Budget for Vacancy period

Hello

I wanted to see what kind of budget do you need to keep aside for expenses and vacancy periods. The townhouse i ma looking at is getting renovated completely by the seller kitchen top counters , floors , paints etc but wondering budget for like ref. , laundry machines etc (which are there already ) in case of breakdown etc.

this townhouse is part of community with Hoa so not sure what gets covered . Does water pipes , Water heater or water tank etc gets covered by them normally?
