I truly believe that real estate is one of the few paths to financial independence. 

I always get a chuckle out of new people who parrot the "financial independence" spiel, and how they are going to storm into their boss'  office and tell him what a loser he is, and storm out never to look back..

I did work in RE in Spain actually, at the bottom of the financial crisis I started an investment advisory firm and we focused in commercial.For my next stage, I want to do multifamily and I do not see the appeal to do it in Spain right now (laws clearly favor the tenant and can make your life quite hard as a landlord).Are you currently investing there?

I routinely work with financial statements from these properties and wonder why I am not doing this!

When it comes to running financials on larger properties I know I need to include PM and CapEx expenses on a monthly basis. 

The ultimate goal is to make 8k per month, be financial free, travel, live life, provide for myself and eventually my family.

I have the financials for the past 3 years so I was basing it on these numbers but I will adjust to see how that looks. 3.

C area I would expect somewhere between 10% and 15%.Have you received any financials from the seller to show actual numbers?  

In the contract I have with a PM they do 'best efforts' but do not bear any financial responsibility for anything.
