But what I'm seeing is somehow auction.com has a feed of these and posting them (not sure if they're pulling a feed or if the attorney firms are pushing it to them, but obviously it's good for the lender).  

.- The landlord can give 60 days notice for any reason for the tenant to leave and the tenant must show the house.What I've heard here is that the landlord here did not get involved first hand, (Himself) looking at toilets to see if the take flapper was leaking, dripping faucets and the above mentioned leaking feed pipe from the meter to the house.  

Let him pay you back on the drip feed, with nice interest.

Around here in 2008-9, anyone wanting to sell or rent high-end was ravaged much worse than those closer to the median.Given the proximity to the continuously expanding Federal feed trough, NOVA should be safer than other areas.

You get better break even occupancy.Example with 2 units if one goes dark and you are living in the other then you are feeding the mortgage with no help.With a 4 unit if one goes dark you still have 2 tenants assisting with the mortgage note with rents coming in.So 2 units 1 goes dark 50% occupancy, 3 unit 1 goes dark 66% occupancy, 4 unit 1 goes dark 75% occupancy.Not the only factor to consider but a good one.

I mean you want to be honest about this situation as a wholesaler just simply say that you do this as a means to feed my family or get paid as well.

I've noticed that when most investors run models in Excel they feed in constant values for appreciation, inflation, etc. but in reality these factors vary from year to year (or even month to month).

Regardless, nothing excuses theft except maybe to feed a starving child. 

Saw the facebook feed where he mentioned it was down for some time but now its all good.
