@Austin WallisI have a lot of similar questions and from what I’ve been looking into and talking with my Dad about this is that the contracts and terminology are extremely important in order to make sure you can minimize your risk and have an exit strategy in case you need to get out of the contract.

I know of a few that sell turnkeys but they are not as common as they are in other markets(extremely common in cheaper markets like Kansas City etc).

You will need to have money for marketing to sellers or need to get extremely lucky, which can happen from time to time.

With the current price to rent ratios a property would usually need to be vacant, and or have top of the market rents to satisfy this requirement. 

But I do think having cash in the near future (6-18 months) will be extremely helpful.
