Minimum I would collect your application fee.

The cool part is your seller can pocket the option fee and sell the house again whilst collecting above market rents and leaving operating expenses to the buyer.

The mortgage broker is collecting a fee each time he closes and it may make sense for the borrower in that the first loan may have been high, except that the borrower should have gotten a better rate.  

So you go from collecting $750 per mo in rent to $1350 per mo in rent.  

I only know because my 80 yo mother got a call from them  HEY you have money you can collect just sign here..Well I knew which county they probably had overages in so it was not difficult for me to contact the tax collector and retrieve the funds for my mother for FREE.
