I want to automate the showing process, by having prospects registering (sending maybe a copy of the DL) and providing them a unique code within a specific time window to go and see the property. 

For now I'm looking to connect with as many wholesalers / investors  in the Raleigh and Durham area and just learn and explore more of the  market there. 

To the extent that you wish to trust the demographic data entered by the loan originator, Home Mortgage Disclosure Act data is publicly available so social justice groups can sue lenders for unlawful discrimination if the data indicates that is warranted (Wells Fargo etc).CFPB has an interactive website that lets you play with the data.If there is something unique about properties in the area you want to buy in that you want to get in front of, nothing will beat picking up the phone and calling agents in the area.

Each deal is unique and you need to figure out what will work for your business. 

Curious if you explored using a commercial loan at all through an LLC (to my knowledge the LLC doesn't have to have previous credit history) or if you simply went the conventional route?
