I went with the one with the cheapest 16pt paper, because it felt the best to me after ordering a few sample cards from different online places for free. 

You can find samples of these contracts in books and/or online.

If the tenant is exercising the early lease, will they be responsible for the remaining months rent (till end of the lease) or till the day they are vacating? 

So we shouldn’t be affected by the rate adjusting if the tenant exercises the option.

I have ran a few sample deals on there and starting to feel more comfortable.I am not 100% on the ARV, it sold in 2008 for $108000.

How often do you want to go through this exercise with this tenent?  

For example, maybe the owner will only take 1.8m, but you know it wont work for the bank, or you don't have the means to make that happen, so you instead offer a Master Least Option (MLO), and you use the MLO deposit to improve the property along with the cashflow, then once you get it up to the new value, you get it appraised, and exercise your option to purchase it at 1.8m or whatever. 

I'm working to train my thought process to more quickly screen and identify deals worth pursuing, at which point I would take a deeper dive into the individual markets as a next step.Any feedback is appreciated, and thank you in advance for helping to walk me through this exercise!
