All I'm suggesting is that your responses aren't effective and they don't add any value.

Mahalia Kennedy with Appalachian Realty is excellent- fairly new on the scene, but backed up by some 20+ year investors who mentor her, and the only realtor I've ever worked with who returns calls and emails and hasn't yet made a major mistake on a contract.

Instead of 'returning' deposit from '15, and having two remaining write new check, can anyone suggest wording/letter that I could have the moving out tenant sign stating something along the lines of 'I, ____, have received my full deposit back, including interest, from my roommates Xname and Zname and do not expect any additional monetary return from my landlord, _____' ? 

There's an excellent post of a CT rehab that Michael Noto did, getting all in around $90k for $2400 a month in rent (4 unit @ $600 each).  

I sent him a PM suggesting that HML would not be in his best interest for buy and hold and suggested conventional financing.
