I don't pay the utility bills (outside of common space electric, which would have no impact), so this won't be saving me any money directly, but could definitely be a help to the tenants (who are great tenants by the way!)

My plan is to start investing in real estate starting in the beginning of 2017 i was thinking about taking certification classes in carpentry to brush up on my skills from high school as well as certifications in electrical, real estate, house flipping, in replace of the entrepreneurship degree for right now.

All utilities included (water, electric, internet, tv & trash) as well as extra student oriented amenities (pool, gym, study rooms, etc.)For myself, I wouldn't even consider hauling my own furniture to school, up the steps, etc. etc. $50 per month was well worth it.

While a few are located in B areas and fairly well-maintained in our "historic" part of town, most are located in C-D areas.When I run numbers on these properties and see that some look pretty good on paper (ran across one today that checks out well on paper), I can't help but to always think that with an older property, one age-related structural or foundation issue, one sewer/plumbing issue or electrical issue can quickly and easily wipe out more than a years worth of cash flow, and the building won't be getting any newer for as long as I own it.
