Purchase price: $13,100 Cash invested: $30,000 Sale price: $79,900 This was my first fix and flip, The house was in complete disrepair, it was gutted to the studs, spray foamed, new electrical & plumbing. replaced the water heater and furnace with new high efficient models, new drywall & siding, porches, basically the whole house besides the roof and studs.

I want to make the collection of the current lien/deed properties more efficient. 

As a hopeful future real estate entreprenuer, I am still stuck in analysis paralysis but your statement about not being able to win if you quit (or never start in my case) certainly hits home.

It's not very efficient.

I just don't know how to start and it feels like i'm hitting a roadblock.

On top of that, this doesn’t seem like the best possible location so I’m guessing this one would take a hit on value before one with a perfect/better location.

A lot of rental product is just now hitting the market and will be coming on line in the near future. 

Have to hit the pavement and start talking to GC’s.

I do believe that it is a legal 5-unit building, just not setup to be efficient.
