It is a competitive market so a deal won't be easy to find, you will need to do the work to force appreciation to make a deal work.

When someone consistently refers me business I can't help but think of them the first time I have something that may be of interest to them.Beyond that be known as someone who closes deals.

In will county it takes 5 weeks and the process is very easy. 95% of my portfolio is in will county.

I think it's very easy to find yourself in a poor position (on either side, as a GC or investor) when contracts aren't clear.
