With later move ins we verify criminal but not rental history, so he could easily be trying to move in people that he knows would not pass your standards.It is either a misunderstanding or he is hoping you are a landlord that will be content to accept rent and not enforce the agreement.

We would have loved to have kept it ourselves but We just didn't have the cash to pull it off and couldn't find financing.If you have $60K to spend you can find a property that will cash flow well, pretty easily in the City.

I would like to find something in the DC area because it will always have a renters market, I could liquidate pretty easily if I needed to, and I would be close (mileage wise) to my first property which would be ideal.I am also considering properties in my college town.

Section 8 can be good as long as your unit passes the program's housing quality standards, but with all that student debt she'll certainly need some supplemental under the table income, if she makes too much on the books she'll lose that voucher and possibly not be able to afford the unit anymore..

If something goes seriously wrong, you want to walk away losing only the property and the investment, not your house/car/401k.Get a good real estate attorney to draw up the deal.
