If I don't get a response from the case worker in the next couple days (by Feb 1), I may need to start the eviction process.I would just tell any landlords that if a tenant comes to you saying that there is a government program (e.g, ERAP) that will help pay their rent, even if it is a legitimate program - don't hold your breath, don't patiently wait for the program, and don't dig your hole deeper like I did.  

Meaning it needs to be in livable condition - utilities are on & functional and there are no major problems like a hole in the roof.

Paying 12% for 30k isn't going to help you get started for the most part, it's more likely to dig you a hole.

Don't try to fit a square peg in a round hole.

Holes in walls, broken bathtubs, smoking weeds in the house, and a stolen 75inch TV.I am completely hands off on this property. 

(The property was previously landlocked, so I filed with DOT and gained access off the major state route, had the wetlands redetermined as well worked with an adjoining property owner for a boundary line adjustment for city mandated storm water drainage.

My water heater went last month and they are denying the payment for it through a loop hole... such BS!

Though, while it may be burning a hole in my pocket, joining a team sounds like a great move to get my feet wet.
