I've also seen offers denied by sellers for the most absurd of reasons, f. ex a gal who made a cool USB skirt that lit up in whatever direction was North, and posted it on Youtube... not sure what you can, or can't, do about that one.

I would have to say that at some point, we have to let common sense and intuition play into it, and if they don't perform the due diligence on the situation to determine that they should get a real appraisal, why should the rest of us be denied the information?

They would frequently deny that they were having problems and in one case the owner was doing a major exterior paint job the day before the foreclosure auction, he absolutely refused to believe that he was going to lose his home.So get the nerve up and understand that you may really be helping these people.

Likewise, a Tenant who kicks in a door is responsible for the cost since the damage is use-related (abuse) while a stuck door is Landlord's responsibility.
