There is a firm here that is preparing to manufacture, deliver, and build modular ADU's for under $100k that will likely hit 1% targets (should rent for at least $1000 depending on location).

We had about $60 worth of fresh sealed deli meats and cheeses in our fridge in one of our units last summer.

Ask for the home to be delivered vacant or provide notice of non renewal of lease (once you close, but telegraph this will happen as it usually helps to sort itself out).

We finished off with fresh paint inside and out and got the whole thing done and sold within a few months!
