Why are you attacking my character?

I made repairs/improvements, defined my qualifications, thoroughly screened tenants, stuck to my guns, and got a good tenant in the fall.

I clearly need to define the lines between business and personal better, but I can swear under oath and prove with documentation that we used the cards for the business.

He believes trust can be developed by focusing on what he defines as the four key components of trust: integrity, intent ( = character), capabilities, & results ( = competence).As a new real estate investor, I have found my first business partner to be an amazing person.

Clearly they do not have well defined standards.In the case of C/D properties it is a entirely different business that requires skill sets most landlord do not possess but for B class it is much more straight forward.

It’s an act of god vs negligence, case witnesses or experts finding it failed due to the landlords fault or failed to take action vs act of god.Since there has already been a set defined timeline based on the tenant missing work, it’s just a matter of lost wages, medical bills, maybe lodging. 

How are you defining "bubble"?

My first sweep is always same features, 1 mile radius, sold within 6 months...if nothing, you can start to adjust the sold date...if nothing, adjust the search radius...if nothing, start to look at properties that are similar in character and build but might have different features...all this need adjusted of course...fairly scientific. 

You may have unpaid water bills and City fines that are not cleared by the case, and are not well defined (yet).You don't own the property, so getting insurance is not going to be conventional. 

To protect both parties, no matter how close your families are, there should be some type of legal agreement to define this partnership and corresponding asset.
