Has anyone deal with this group?

My #1 goal is still to find potential off-market deals, but my #2 goal is to secure listings.Would it be viable to advertise both cash w/ fast close and listing services on the same mailer?

@Theo Van Soest I like the 32205 zip code as well as 32211 if you can find a good deal there.

OR it's a setup for failure and there too clueless to know which is arguably even worse because every little everything your going to be dealing with morons every step of the way, arrogant ignorant's....
