Just because the borrower is an investor doen't mean it will be a good note, LOL, could be a more critical issue as investors over leverage themselves.

If they do, they will generally hire a RE management company for the dirty work, so that increases expenses.There are ways to avoid the RE management aspect and place promissory notes in the trust, with provisions that the notes can not be sold.

when or if you get that money do something nice for that neighbor or neighbors. they are critical when being a landlord they can supply you with great information. i had a neighbor that used to tell me everything going on , and when i found out his range oven was shot i got him a newer one of craigslist for $50

These aspects make real estate unique and prices reflect these attributes as well.So long as people desire to live in a well built, functional and desirable home, over time, values will increase.

As a buy / hold investor the aspect of PM that excites me the most is the Improvement of a neighborhood through beautification (landscaping, hardscaping, architecture etc)(flowers!!

They only look at half the side of some marketing aspect.
