"You paid them" to do their legwork because they know 98% of the people who invested in the program will do 98% of the crap lead filtering (finding buyers, mailing at your own expense, follow-ups, qualifying, etc...).

You know yourself and the partner better than anyone here.Everything else is speculation on our part and wont do you much good.One question you could ask yourself is: "Would I want to be in a dangerous situation with this person"Partnerships fall apart when things go bad, try and get an idea for how they handle things with the crap hits the fan.

I figure my time is worth more than finding a used appliance, making an appointment to see it, transporting it to the property, hoping it works on day one, hoping it works on day two...For the cost of appliances vs. my time, I would rather buy new appliances and have several years with less potential hassle than trying to save $200 on the front end, but potentially getting a call 6 months later from a frantic tenant who's losing their frozen meat because their used refrigerator crapped out.

You can buy them at face value and collect the full interest.Keep in mind that some areas do not offer these and the ones that do, most leftover liens will be total crap.

If you have never bought a property of any sort, I would not recommend this but its a great way to learn IMO.Its like craps, no one knows what the heck is going on until you put your money on the table.

It's nuts that jobless (or low-earning) college kids are buying iPhones/iPads/gadgets, summer vacations to Brazil, designer clothes, high-end makeup/crap/haircuts, going out partying and to pricey clubs, etc. all they while they have low-income (or no income) and are living off student loans delaying their debt to future years.
